What we inspect

A systematic, room-by-room visual inspection.

We inspect the safe, accessible and observable areas included in the agreed scope. The inspection is visual and non-destructive; limitations are noted in the report.

  • Walls, ceilings, floors, paint, plaster and general finishing
  • Tiles, grout and sealant in wet areas
  • Doors, windows, glazing, frames, handles and locks
  • Joinery, cabinetry, wardrobes and built-in storage
  • Functional water flow and pressure observations where safe access and operating conditions allow
  • Air-conditioning: operational, temperature and airflow observations within the agreed inspection scope
  • Accessible switches, sockets, light fittings and distribution-board labels
  • Balconies, terraces and external areas where lawful, safe and included in the agreed scope

Thermal imaging camera

Where included in the agreed scope, may reveal observable temperature anomalies; it does not see through finishes or confirm concealed defects.

Moisture meter

Readings or indications of possible moisture — they do not prove the source or extent of concealed moisture.

Laser level

Alignment, levelling and finish checks.

Socket tester

Limited functional indications of accessible points — not an electrical installation certification.

Infrared thermometer

Spot surface-temperature readings.

Inspection camera

Used only where safe access and the agreed scope permit.

Every property type

From studios to signature villas.

Whatever you're accepting, we have an inspection scope and report built for it.

For overseas buyers

Buying UAE property from abroad? We can be your eyes on the ground.

Fedari Inspection can inspect the property while you're overseas and deliver everything digitally — so distance never means uncertainty.

Before you book

Questions buyers ask before booking.

The property is brand new. Do I still need an inspection?

New properties can still contain visible workmanship, finishing or installation concerns. An independent inspection gives you a documented condition record before or around acceptance.

Is the report useful to the developer?

The report organises visible findings by area, photograph and recommended action so they can be raised clearly with the responsible party. Acceptance and rectification remain subject to the applicable process and contract.

Can you inspect while I am outside the UAE?

Yes, when lawful and safe access is arranged. Tell us who will provide access and which building or developer permissions are required. Your report is delivered digitally.

Why not use the cheapest inspection?

Compare the confirmed scope, reporting standard, inspection time, equipment used where appropriate, exclusions and post-report support — not only the headline price. Fedari confirms the scope and fixed fee before you proceed.

What happens if no online slot is available?

Submit the property details or request an urgent slot on WhatsApp. Fedari will confirm whether an adjusted or additional inspection time is possible.

Questions

Straight answers.

Clear, honest information about what an inspection covers — and what it can't.

A snagging inspection is a visual, non-destructive assessment used to identify visible defects, incomplete workmanship and other observable concerns, usually before or around property handover.

Book as soon as your handover or access date is known. The ideal timing depends on developer access and your contract, but allowing time for inspection, reporting and follow-up is important.

The reporting timeframe is confirmed in the accepted quotation. An eight-hour reporting service may be available for eligible single-property bookings when expressly confirmed in writing. Partner bookings, occupied properties, restricted-access inspections, commercial work and multi-property assignments follow the agreed reporting programme.

Yes. Fedari is an independent property inspection company in the UAE and is not affiliated with, employed by or acting for any developer or contractor. Fedari works only for the client who books the inspection.

Fees are based on property type, size and agreed scope. Indicative starting prices: apartments from AED 799, villas from AED 2,499, with penthouses, large villas and commercial units priced as a fixed quote after a short scope review. The exact fixed fee is confirmed before booking.

No. You are welcome to attend, but Fedari can inspect on your behalf when safe and lawful access has been arranged.

No. The report documents visible findings for follow-up. Rectification and warranty coverage are determined by the applicable contract and the developer, seller or responsible contractor.

Arrange lawful access, any required building or developer permission, and operating electricity, water and air conditioning. In Dubai, confirm that the required DEWA connections are active. Tell us about any uncommissioned systems or access restrictions before booking so we can confirm what can be checked.

The inspection is visual and non-destructive, covers only the agreed safe and accessible areas, and cannot guarantee the identification of concealed or future defects. Access restrictions and relevant limitations are recorded in the report.

Yes. A resale inspection records visible property condition before purchase. It is not a structural survey or valuation.

Fedari currently provides inspection and reporting services. Where specialist investigation or repair is needed, a separately licensed provider may be required.
